The Most In-Depth Air Conditioning Diagnostics and Maintenance Service Plan
The diagnostics we perform (using the new MeasureQuick diagnostics software) as part of our preventive maintenance membership plan will provide you with a copy of the diagnostics benchmark report for your air conditioning unit for each maintenance performed so that we can track your system’s performance over the years and help both of us squeeze as many years of service as possible out of your air conditioner. If we start to notice the performance change we’ll look into what will be possible to help maintain the performance and efficiency.
A/C systems in Florida are the hardest working in the country due to having to not only condition for the heat but also for the humidity. It over-burdens even the best systems, but most of them are typically under-maintained. We rely on these air conditioning systems everyday and all day, but it’s easy to forget about your personal comfort until you become uncomfortable, then the importance of air conditioning maintenance becomes very apparent.

#1 System Reliability
We’ll run the full MeasureQuick diagnostic to fully inspect the A/C system for any issues and get them taken care of before they cause costly and inconvenient breakdowns. This will also mean less damage to your home caused by potential drain blocks and system freeze ups. Consistent maintenance will help prolong the life of your air conditioning system, and also help to maintain the manufacturer’s warranty.
#2 Efficiency
We’ll look for areas in which the system is wasting excessive electrical current. We’ll also measure to ensure that the Refrigerant (Freon / Puron) charge is set to factory specifications for the greatest possible efficiency. We can also perform a comprehensive attic duct leak inspection using an infrared camera and provide the necessary duct repairs to keep all of your cold air (and electric bill money) from leaking out into your attic. We’ll let you know if any additional cleaning or changes are required to maintain or increase total system efficiency.
#3 Capacity and Comfort
Keeping the system properly maintained will easily result in better cooling and heating output as well as better humidity control & air flow. This will naturally result in better overall comfort. Also, regular maintenance will also help prevent damage to the system as well as to the building by avoiding accidents such as drain overflows that can damage drywall and ceilings and condensation that can cause rust and corrosion on the surrounding area.
#4 Indoor Air Quality
We’ll treat the areas of the air handler that comes in contact with the air stream with a high grade anti-microbial agent. This will greatly reduce the growth of bacteria and fungus inside the unit. Our premium maintenance plan also includes duct fogging to sanitize and disinfect the duct system. We can also provide you with a germicidal air cleaning unit with our iWave air ionzation system that is installed inside the air handling unit to constantly treat the air in your home while the unit is running. Our iWave system provides the same performance of a UV light but with no harmful ozone generation that can get into your home and cause lung irritation, and you would also avoid the cost of replacing the UV light bulbs every year. The iWave will last anywhere between 15-20 years.

We’ll be happy to answer any questions about your air conditioning maintenance and point out small areas in which you can help improve the longevity and efficiency of your system. We’ll also provide updates on any areas of concern as it relates to the condition of your air conditioning system.

- Fogging to sanitize & disinfect duct system optional – $45

- We also provide polarized media filter and UV light solutions from the tried and trusted Dynamic Air Quality Solutions company.
- Preventive Maintenance on additional A/C systems done the same day will add $75 per system
21 Point A/C Maintenance Procedure Check Up Includes
The following is a list of the steps taken during our preventative air conditioning maintenance:
1-7. MeasureQuick Software On Tablet – Full System Diagnostics & Report (measure 7 points) Including:
– Low (1) and High (2) Side Refrigerant Pressures and Temperatures (Calculate Unit Superheat and Subcool)
– Supply (3) and Return (4) Air Duct Pressures (Calculate External Static Pressure)
– Supply (5) and Return (6) Air Indoor Temperatures (Calculate Evaporator Coil Temperature Differential)
– Outdoor (7) Air Temperature
8. Cycle the complete system to confirm proper operation in heating and cooling
9. Visually inspect copper insulation
10. Check and replace any missing screws on indoor or outdoor unit
11. Inspect condenser coil and coil fins; Inspect evaporator coil and coil fins; rinse coils (heavily impacted coils may require removal and deep cleaning)
12. Inspect air handling unit blower wheel & blades (wipe/vacuum, per accessibility); (heavily impacted blower may require removal and deep cleaning)
13. Wipe down accessible internal air handling unit surface with antimicrobial cleaning solution
14. Inspect air handling unit condensate system; flush & vac of drain pan and drain line included
15. Drain pan treatment applied to pan and coil to help avoid drain blockages
16. Prevent electrical shorts by examining high and low voltage wiring for exposed wiring
17. Tighten high and low voltage connections and termination points
18. Test and record capacitor readings (if applicable) and amp draw on the indoor unit (fan motor amps).
19. Test and record capacitor and contact readings and amp draw on the outdoor unit (compressor and outdoor fan amps).
20. Check for CO at supply registers, clean heat exchangers of any carbon buildup and sediment where applicable and clean flame sensor (furnace units)
21. Inspect, clean, replace air filter(s); (additional cost for filter replacement if requested based on size, type, and quantity of filters)
